When to submit a property modification request

Like most HOAs, Oakridge Village III has a set of Covenants which require homeowners to request approval before making many significant property modifications. Our Bylaws and Covenants also give the board the power to define policies that fill in requirement details consistent with the covenants. In addition, our Bylaws and Covenants give the board the power to appoint an Architectural Review Committee to review and approve or disapprove property change requests. The entire board of directors currently functions as the Architectural Review Committee.

There are a ton of details in our Covenants and in the relevant policies below which make it all sound very complicated in theory. In practice, it is quite simple. If you are going to make a significant change to your property that is visible to other homes, you need to make a request to the board before you do so. The most common changes that need to be approved by the board are the following:

  • change in paint color

  • change in roofing materials

  • other change on exterior home surface

  • change in fencing

  • addition of or change in shed

  • major landscaping change

The vast majority of requests are quickly approved.

How to submit a property change request

Before sending the board a request, please check with your immediate neighbors to see if they have any concerns and resolve these concerns if possible. Then, just send an email to president@oakridge3hoa.org (or any other board member) with a brief description of what you are requesting, the primary details, and any unresolved concerns raised by your neighbors. For example, if you are requesting a change in paint color, send us the colors. If you are changing your fencing, tell us the location, materials, style, and height. Don't spend a ton of time on this. We will let you know if we need any more information.

We usually respond with approval in just a few days.

Policy Variances - This policy is just saying that if you encounter a policy that you don't think makes sense, at least in your specific situation, you can request that it be changed or that the board clarify that it does not apply in your specific case.
